SwimLabs looks like it's a for-profit business that does swim lessons (kids and adults) as well as performance training for things like triathletes. I'd assume that they are leasing access to the facility.

I'm assuming SwimLabs will have to pay to use the pools in the facility for their classes
The sports medicine and performance floor is leased out for ~$1,000,000 per year to CU Med Center and BCH. I would bet that CUMC and BCH are subletting the space to various entities to provide unique services that they don't provide. It is all contained on that floor and won't involve any other floor. So the revenue is already realized to the AD through the main lease on that floor. That puts the burden on CUMC and BCH to manage the smaller spaces that they don't necessarily need now, but may in the future.

Football should be played on natural grass, particularly at Folsom. (Have to laugh that the only school in this state that offers Turf Management classes (A&M) can't even keep a natural grass surface in shape for play and went fake!)
Now....about the future controlled demolition of that LASP building, currently "f"-ing up the view of the Flat Irons......
