If I were negotiating it as an AD I'd try and make it something like but with an additional "we know you'll never have to worry about this, but if you finish a season with 2 or fewer conference wins, the buyout = # of wins x 10%. Sure, theoretically that could be zero, but that's never going to happen right?"
