Pac-12 hires MGM's George Kliavkoff to replace Larry Scott as commissioner

Back to the rent piece, this article shows a pretty good breakdown of what other conferences are doing. I do, however, constantly (literally) wonder why all the talk about having the HQ in Vegas. No other conference has their HQ in a state that doesn’t have conference school in it. That would be weird to me.

It’s where the conference basketball and football championships are played, it’s the entertainment capital of the US, it’s centrally located in the conference footprint, and it’s probably the cheapest real estate in the entire conference footprint. By far the best location. The conference should claim Vegas as its own and market the **** out of it for the championships, partner with the hotels and casinos, etc

I get all that, and I understand the tourney stuff. But to set up an HQ there without a school in the state seems like congressmen being given offshore accounts to use for their personal assets to avoid paying taxes, then voting on how to tax US citizens.

I don’t know how the finances for the conference are accounted for, but the lack of state income tax in Nevada alone would seem like a very significant inducement to me. Every penny the conference spends on rent and overhead is a penny that doesn’t get distributed to member schools. I’m 100% in favor of running as efficient an operation as is feasible without sacrificing opportunity.
That’s a long way of saying I really don’t give a **** where the HQ is so long as it’s distributing money to members.

Why does there need to be a school in the state where the HQ is located? Why do you draw comparisons to politicians cheating on their taxes?

The WAC HQ is in englewood, CO. The WAC does not have a team that plays in Colorado and they operate just fine.

The point of moving the Pac12 school to a state without a conference school, is that the Pac12 traditionally has some of the most expensive real estate in the United States. Nevada / Las Vegas would be significantly cheaper and still be in a place that is a growing city and would attract top level talent.

Phoenix would be another good option for real estate prices.

Pretty much all of the P12 championships are in Vegas now, so makes sense for HQ to be there. Any way they can get more money into the School pockets makes sense and Vegas makes a ton of sense

I like your thinking-but its not going to happen because we're talking about the Pac 12. What is a no brainer to us is really complicated for the leadership of this conference.

I can think of negatives the other way. Neutral site HQ means that no member gets additional influence through proximity. Also, I bet it would make NV a home market for cable without having to add UNLV or UNR to achieve that.

I was just about to point this out. How quickly we forget the hand wringing we all had over the Big 12 commissioner/offices being in TX and being subject to the influence of UT.... It was a big factor in why so many people were supportive of CU moving conferences. While the PAC is nowhere near to being on this same level, there are still those that have concern over CA schools having too much influence over the actions of the commissioner due to their offices being in CA. I think that it's better that they are in SF, but I guarantee there would be a large number of people complaining about this same dynamic if the league offices were in L.A.
 
If in a few years, if the P12 is universally recognized as the best officiated sports league in the world and there is no financial improvement.. he will have completely failed and will be fired. Reverse that hypothetical and he will be the greatest commissioner in sports. That goes for everything, which is why this job boils down to 1 thing.
Now if we could just get some of this in Boulder.

I can think of negatives the other way. Neutral site HQ means that no member gets additional influence through proximity. Also, I bet it would make NV a home market for cable without having to add UNLV or UNR to achieve that.

This, a million times over on both accounts. Vegas is centrally located. All Championships should be played there and we do not have to add a craptastic school to the conference to own the market.
 
I'm disappointed with this hire to a point that I don't see the conference of (water polo) champions is going to be able to gain any traction increasing $$$ shares via media partially because the brand sucks and mismanagement.
Nothing to this point has convinced me otherwise since joining the Pac....I hope I'm wrong for the sake of the Buffs.
Getting left behind even further monetarily is a slow death.
Ralphie will always run...parity as we knew it and struggle with today won't be feasible.

The PAC 12 signed an 11 year lease commencing sometime at the end of 2013 / beginning of 2014, with Kilroy for two floors in a downtown San Francisco office tower. My reasonable estimate is that the lease expires at the end of 2024. So, it looks like there’s about 3.5 years remaining on the high priced rent. We don’t know what the build out is, how easy it would be to sublease (likely hard with office space getting killed under covid), but I imagine that Kliavkoff and his team has looked at the economics and it made more sense to stay than go. Additionally, relocating can be difficult with existing staff that may be reluctant to relocate. Who knows? But I’m sure options have been explored. In any case, I’m also confident the HQ will be relocated a few months before the lease expires.

Personally, I think Oakland might be a better option than Vegas, but I think Oakland and Vegas are the two most likely landing spots.

I know you are driving the UNLV and UNM train but it'll never happen. If we are even remotely serious, we need to raid the Big 12 and potentially Houston.

I have no real numbers to go off of but I would bet a couple of paychecks that rent and cost of living is going to be much lower in LV than Oakland. The state income taxes alone would be a huge boost for most of these employees.
 
I am guessing the only two logical locations would be Phoenix area and Vegas. I really can't think of any where else. Salt Lake is laughable
 
I think Phoenix would cause some heartburn with the SoCal schools. Las Vegas doesn’t have a dog in the fight, so to speak. Actually works out better that way. It’s so logical that only the P12 could possibly screw it up.

Its most certainly Vegas but gotta throw out some other talk points!
 
Hell, the actual headquarters wouldn’t even need to actually be in Vegas. They could have them in Henderson and still get all the benefits of proximity to Vegas and probably pay even less in occupancy.

Honestly I have no idea if the PAC 12 employs 5, 50, or 500 people. I just know from a general business perspective, it can be hard to simply move locations by 500 miles without losing a large number of employees. That’s why I would consider Oakland to be a reasonable option, although far from the cheapest one. It’s still a heluva lot cheaper than SF.
